At MTS Inspections we strongly recommend performing a Pest Inspection and receive a full Wood Destroying Organism Report (WDOR) in conjunction with your home inspection. There are many area pest companies that can perform your WDOR and we recommend you consult with your Realtor or local area connections to determine who will be the best fit for your situation. Regardless of who you chose you should schedule their inspection to coincide with your home inspection so that they have access to the home.

An inspection for wood destroying insects and evidence of their existence is performed by visual examination of all accessible areas of a building's structural members in contact with masonry walls and other areas susceptible to attack by wood destroying insects. Your inspector is looking for both active infestations and past infestations of wood destroying insects throughout all accessible areas of the structure. Areas included as part of this inspection might include, but not limited to, permanently attached decks, porches, storage sheds or other items attached to the main residence. Outbuildings and other structures that are not attached to the main residence will not be inspected, unless specifically requested by the client, additional fees might apply for inspection of these structures. In order for these inspections to be performed, your inspector must have access to all interior and exterior areas of the structure to be inspected. Should any areas of the structure be inaccessible during the pest inspection, these areas must be noted as part of the Wood Destroying Organism Report.

A Wood Destroying Organism Report in Gainesville is for informational purposes and is required to reveal information concerning evidence of wood destroying insects only and is limited to areas of the structure that are visible at the time of inspection. Please note this report is NOT a warranty as to the absence of wood destroying insects; it is a report of the visible presence or absence of such insects at the time of inspection. Should a warranty be desired, many pest companies offer "Termite Bonds" and other type contracts or services and we highly recommend that you get in contact with them to discuss the available options. Insects commonly noted in the WDOR include subterranean termites, powder post beetles, old house borers, carpenter ants and sometimes carpenter bees. Your WDOR might also include information or findings about the structures environmental elements that could be conducive to future termite infestation, such as; leaking foundations, direct wood to soil contact, high moisture content in framing members (20%+), etc.
